(1) The first regularly scheduled payment on the loan will not be scheduled to occur for at least three months following closing. Interest between the closing date and the end of the month in which closing occurs will be collected at closing. The first three months’ escrow payments will also be collected at closing. Interest on the loan accruing from the end of the closing month to 30 days prior to the first scheduled payment will be waived. The loan maturity date will incorporate the amortization of 360 payments beginning with the first scheduled payment date. Because of the interest waiver, tax deductibility may be reduced. The interest rate on this product may be higher than mortgage loans with origination fees and earlier maturities. See application documents for additional details.

(2) To qualify for a low down payment, a financial management presentation must be completed online in addition to meeting underwriting requirements. In the event that the financial management presentation is not completed, or the bank determines that the underwriting requirements are not met, they reserve the right to increase the down payment requirement, or decline the loan.

$8,000 tax credit for 1st-time buyers

This great tax credit is one of the provisions of the American Recovery and Reinvestment Act, signed into law by President Obama on 2/17/09.

The bill provides for a $8,000 tax credit, available to first-time home buyers for the purchase of a primary residence between January 1, 2009 and December 1, 2009. The credit does not require repayment. The 2008 rules apply: the credit will be claimed on a tax return to reduce the purchaser's income tax liability. If any credit amount remains unused, the unused amount will be refunded as a check to the buyer.

MLS President Kimberly Clifton notes "The median sales price is now $178,000, 11% lower than last year but remarkably close to the '05 median sales price of $186,500. It appears that realistic pricing is a strategy that's taking hold." I have seen this first-hand in my recent dealings. We are starting to see multiple offers, as well as full-price and above-full-price offers on properties. Sellers (both homeowners and lenders) have fully realized the importance of pricing correctly, while buyers seem to understand the prices out there are realistic.
